Significant Increase in Home Sales in the Region

Sales increase

Based on deeds recorded in the Land Register and collected by the firm JLR, the number of properties sold in Saint-Jerome and throughout the Upper Laurentians during the months of April, May and June 2016 (2nd quarter) saw growth in all housing sectors compared to the same quarter in 2015.

If we include the area of the Upper Laurentians to Bois-des-Filions further south, home sales would have increased by 3,354 single-family homes compared to the same time in 2015 or an an increase of 7.8%.

For purposes of comparison, the provincial increase was 6.8%. The number of homes sold was also higher than that recorded in the same quarter in 2013 as well as in 2014.

If we consider condominiums sold in Mont-Tremblant, Sainte-Adele, Sainte-Agathe-des-Monts, and the Upper Laurentians, the increase in sales would amount to a significant 10.5%.

On the provincial side, a 3.6% increase in condominium sales was recorded. Although this number does not seem very significant, it is still a significant upswing after a difficult year for this type of property in 2015.

As for apartment buildings (between two and five units), recorded sales growth was 5.6%.

Throughout Quebec, the increase in sales in the housing sector was 8.9%.

Increase in the median selling price *

The median selling price also experienced a slight growth in Saint-Jerome as well as throughout the Upper Laurentians for all types of homes:

1% for single-family homes
5% for condominiums
3% for buildings with 2 to 5 dwellings.

Quebec also experienced a small increase in the median selling price but since this increase is less than the increase in the cost of living, in the real world, median selling prices are considered to be decreasing slightly.

* Median price means that there were so many homes that sold more expensive than there were that sold for less.

In summary, your real estate agent will evaluate the effort and the time it will take to sell your home in Rivière-Rouge (The Annunciation), Labelle, Amherst … or elsewhere in the Upper Laurentians before establishing the requested commission rate.

Thus, it is quite possible that the same real estate broker will not ask for the same commission rate to sell your home that he has asked your brother-in-law, who lives nearby.

Due to the nature of his profession, any good real estate agent is an expert in negotiation. You will need to take the time to calmly consider whether the service offered and the professional qualities of the broker you are interested in are worth the commission rate you are being asked for.

Are the services offered worth the commission rate requested?

In order to justify the rate of commission a broker asks for, you need to evaluate all facets of the services being offered in Saint-Jérôme Sainte-Agathe-des-Monts, Mont-Saint-Michel … and from all over the Upper Laurentians. Consider the sales strategy, advertising, follow-up with potential buyers, his availability to you, the amount of work, etc.

Is the commission requested representative of the professional qualities of your real estate broker?

You must understand that a real estate agent with many years of experience behind him, who knows the real estate market very well, has a proven sales track record  and their competence in bringing them many customers will most likely require a higher commission rate.

As you can see, it is better to compare the quotes of several real estate brokers in Sainte-Agathe-des-Monts, Red River (The Annunciation), Labelle … or anywhere else in the Upper Laurentians. But the factors for comparison do not end at the commission rate.

Is it possible to negotiate the commission of his real estate agent in Saint-Jérôme?

What you have to understand is that the commission of a real estate agent is negotiable, but you have to pay attention to how you do it. If you try to make your broker understand that what you want is to lower his commission rate as much as possible, you may give a negative impression to your broker. He may also think you are not really serious about selling your house. With that being said, it is understandable that you want to negotiate the commission of the agent. To do this, you must have a valid reason to support your request and to do it in a professional manner.

Explain to your broker why you want to lower the commission rate. This may be because you are convinced that your neighborhood is in high demand and that the amount of effort that your broker will have to exert will be less, or that your property has features that will make it easy to attract buyers.

Whatever the reason, you can sit down with your broker and approach the issue calmly and rationally.

The objective is not to reduce the broker’s commission as much as possible, but rather to look for a “win-win” situation where you and your broker both feel that you have a  good deal.

Is it a bad idea to buy land and build a house or cottage in the Laurentians?

Buy Land to Build a Home

The Laurentians and Mont-Tremblant Region is one of the most sought-after places for buyers.  There are many new houses, as well as grand chalets for sale at very high prices! The question many people are asking is this: is it a good idea to buy land in the Laurentians and then build a house or a cottage?

The answer is … well it depends! In fact, it can be very beneficial to have a property built on land that has been purchased. Such a project obviously has a ton of advantages and disadvantages that must be carefully weighed before making a decision.

The main advantage of buying land for building a house is flexibility because you will be able to choose the area, the design, and the budget.

Some major disadvantages would be the inconvenience of waiting for construction to finish, the time-consuming aspect of managing the construction and the risk for going over-budget.

Which is the better option would really depend on you and what your goals are.

The type of property and the price will depend on your budget and your present and future needs.  A 26-year-old single with a salary of $ 45,000 obviously does not have the same needs and means as a couple with children in their mid-thirties with a combined salary of $ 120,000.
